No statewide cap (yet)
CO law currently does not cap rent increase amounts. Multiple bills proposed cap (most recent HB 24-1098, did not pass).
Local rent control now allowed
HB 23-1115 (effective 2024) repealed Colorado's 1981 preemption statute. Denver, Boulder, Fort Collins are studying ordinances. None enacted as of April 2026.

CRS 38-12-701: 60 days written notice for any increase (residential, statewide). Replaces previous 30-day rule (HB 21-1121, 2021).
