Required disclosures
Lead-based paint (pre-1978). Mold (in writing if known). Defective drywall (if applicable, 2008-2010 imports). Methamphetamine contamination (if known).
Landlord entry
Va. Code 55.1-1229: 24-hour notice required for non-emergency entry. Reasonable hours. Emergencies (fire, immediate threat) no notice.
Habitability
VRLTA codifies: maintain premises in fit and habitable condition, comply with building/health codes, maintain plumbing/HVAC/electrical/sanitary, supply water/heat (Oct-May).
Tenant remedies
Tenant Assertion (deposit rent with court). Repair-and-deduct (after notice + 14-30 days). Termination if landlord fails to remedy within 21-30 days of written notice.
