Active adult community software that keeps your 55+ status on record.
The age register behind your 80/20 ratio, the meal plans and housekeeping you bill each month, the family who should hear from you, the calendar your residents chose you for, and a leasing pipeline patient enough for a long lease-up. One place, on real accounting.

Built for independent 55+ living
Everything an active adult rental community runs on — with the records a 55+ community has to keep.
80/20 age register
Every resident's date of birth and the document that proves it, each apartment's qualifying resident, and your live share of occupied units with a resident 55 or older.
Warned before the line, not after
An email the day the ratio dips toward 80%, and which apartments rest on a single 55+ resident — so a move-out or a loss in the family doesn't surprise you.
Age surveys on schedule
HUD asks for age verification at least every two years. Freeze a survey from the register in one click and export the age-annotated rent roll. Reminders come before it's due.
Service packages on the lease
Meal plans, housekeeping, transportation, laundry and classes billed with rent each month, prorated when they start mid-month. Hospitality services only — never personal care.
Family and emergency contacts
Family, emergency and power-of-attorney contacts on every resident. With the resident's recorded consent, a family member can view statements and get a copy of late-rent and formal notices by email.
Activities calendar
Your lifestyle director posts classes, outings and dinners; residents RSVP from their portal, with a waitlist when seats run out and event fees billed to their account.
Leasing for long lease-ups
Inquiries, tours, deposits and a waitlist, with a follow-up date on every prospect and pre-leasing tracked against your opening target.
Real accounting underneath
Rent, services and event fees post to a double-entry ledger with online payments, late fees and delinquency reports — the same engine every Proprietio customer runs on.

Questions operators ask
What does the age register check?
Whether at least 80% of your occupied apartments have a resident aged 55 or older whose age is backed by a document — the test the Housing for Older Persons Act sets. It warns you before the ratio nears 80%, shows which apartments rest on a single 55+ resident, and reminds you before the two-yearly age survey is due. It keeps your records; it is not legal advice.
Do you have care, health or medication features?
No. Proprietio is for independent living. There are no health records, no medication administration and no care plans, and service packages that describe personal care are refused, because that side needs an assisted-living licence.
Do you support entrance-fee or life-care (CCRC) contracts?
No. Rental communities with monthly leases only.
Can families see a resident’s account?
Only with the resident’s recorded consent, and only the rights the resident chooses: viewing statements and receiving a copy of late-rent and formal notices by email. Paying online on a resident’s behalf is not available yet.
