Is this eviction notice valid in my state?▾
For California, Texas, New York, and Florida the tool renders a statute-specific form (e.g. California’s 3-day Pay-or-Quit under Cal. Code Civ. Proc. § 1161(2)). Every other state renders a reviewed generic form with a conservative cure period. Either way it is a drafting starting point, not legal advice — notice rules vary by state, county, and city, and improper service can invalidate an eviction. Have it reviewed by local counsel before serving.
What’s the difference between pay-or-quit, cure-or-quit, and notice to vacate?▾
Pay-or-quit demands overdue rent within the statutory window or surrender of the unit. Cure-or-quit (lease violation) demands the tenant fix a non-monetary breach or leave.
