Hangar management software with a waitlist you can defend.
T-hangars, box and shade hangars, tie-downs and hangar condos on one system: the waitlist run by your written rules and logged, aircraft that actually fit the door, certificates of insurance that alert before they lapse, and hangar rent collected online.

Built for how airports actually run hangars
For airport sponsors, FBOs and hangar-condo associations — most still run the list on paper or a spreadsheet.
Hangar inventory
T-hangars, box, shade, tie-downs and condo units with door width and height, depth and utilities. CPI-indexed escalations with a floor and a cap, previewed before they apply.
Aircraft registry + fit check
N-number, make and model, wingspan and tail height, co-owners. Before you offer a hangar, see whether the aircraft clears the door — with margin, because 'fits by an inch' is hangar rash.
Waitlists the way you run them
Application fee, annual renewal (dropped if unpaid by the date), deposit credited to the first month, an offer deadline in business days that skips federal holidays, removal after N declines in 12 months, and current tenants moving up first. Applicants are told by email — and by text when they agreed to it — and answer an offer from a link.
An audit trail for every change
Every join, fee, offer, decline and rule change is logged in a tamper-evident chain. Skipping someone needs a written reason. Publish positions by list number — never names.
Insurance certificates
Track each tenant’s COI against the lease — liability limit, sponsor as additional insured, notice of cancellation. Alerts at 60, 30 and 7 days, and an optional block on renewals without a valid certificate.
Hangar-use compliance
Periodic inspection logs and signed tenant use attestations under the FAA policy on non-aeronautical use of hangars. Building an amateur-built aircraft counts as aeronautical.
Municipal accounting
A GASB 87 regulated-lease schedule of future payments, by fiscal year, with your fund, department and account codes on every line. Waitlist fees post to income and deposits are held as a liability until they are credited or refunded.
Hangar condos
Ground rent passed through to owners plus CAM and reserves, split by share to the cent and drafted as an assessment on your association’s board. Posting it invoices each owner through the association billing.
Tenant portal
Tenants pay hangar rent online, see their lease, upload their certificate of insurance and check their waitlist position — in the tenant portal on the web.
Honest about what we're not
Questions airports ask
Does this protect us in a Part 16 complaint?
No software decides a Part 16 complaint. What helps a sponsor is a written waitlist policy applied the same way to everyone, and a record of it. Proprietio enforces the rules you set and logs every join, offer, decline, removal and rule change in a tamper-evident chain you can export. Guidance, not legal advice: your counsel and your FAA Airports District Office decide what complies.
How does the GASB 87 schedule work?
Hangar and tie-down leases regulated by the FAA are typically “regulated leases” under GASB 87, which are disclosed as a schedule of future minimum payments rather than booked as a lease receivable. Proprietio builds that schedule from your hangar leases at current rent, by fiscal year, with your fund and department codes. It is a starting point for your auditor, who decides the classification.
What does the insurance tracking check?
Each certificate against your lease terms: the liability limit, the sponsor named additional insured and the days of notice of cancellation. Tenants upload the file from their portal; your staff verify it. You are alerted 60, 30 and 7 days before it expires, and you can block lease renewals without a valid certificate.
Can we move our existing list over?
Yes. Import a spreadsheet and every applicant keeps their list number and join date; new applicants continue after the highest number. The import shows clashing numbers and errors before anything is saved, and it is all or nothing.
