Your buyer closes on a building.
Give them the system to run it.
You sell multifamily buildings, rental portfolios and mixed-use property to investors. The day after closing, your buyer has tenants, leases and rent to collect, and often nothing set up to manage them. Recommend Proprietio as your closing gift, and join our partner program if you wish.
How it works
You close the sale
Your buyer takes over a building with tenants, leases and deposits already in place.
You recommend Proprietio
Send your partner link with your closing note. Your buyer gets your closing gift, and your brokerage earns on what they pay.
Your buyer runs the building
They bring in the rent roll and collect the next rent online, without building a system from scratch.
What your buyer gets on day one
One place to run the building they just bought.
Bring in the rent roll
Import properties, units, tenants and leases from CSV files, such as the rent roll from the sale. A preview shows what will be created before anything is saved.
Rent collected online
Tenants pay by card or, in the US, by bank transfer (ACH), or turn on autopay. Each payment is recorded in the books.
Security deposits on the books
Deposits held are tracked per tenant and unit in the ledger, so the owner knows what is owed back at move-out.
Leases signed online
Send a lease for electronic signature. The signed PDF carries an audit-trail page and stays on file.
Applications and screening
When a unit turns over, applicants apply online, and the owner can order a screening report from the application.
Maintenance and work orders
Tenants send requests from their portal, with photos. The owner turns a request into a work order for a vendor, who answers from a link without an account.
A portal for tenants
Tenants see their lease, invoices and documents, pay rent and send maintenance requests in one place.
Books for each building
Double-entry accounting as rent, payments and expenses happen, a monthly statement per property in PDF or CSV, and a year-end package for their accountant.
The partner program for brokers
Your buyer gets a gift from you, and your brokerage earns on top. You do not have to choose.
A closing gift for your buyer
Every client you bring gets free months on their subscription, as a gift from you, when they commit for a year.
A revenue share, on top
Your brokerage earns a share of what each client pays, paid monthly. The exact terms come with your approval.
Your name in their account
Their dashboard shows that the gift came from you, with your name, brokerage and contact details, for as long as they use Proprietio.
Ready when they sell
When your client sells, their trailing 12-month P&L and rent roll come straight from their books, and a buyer data room is one add-on away.
Do you manage rentals yourself?
If your brokerage manages rental properties, Proprietio is built for that work, and you would use it as a customer rather than as a partner. This program is for brokers who sell to investors.
Your professional rules come first
If you are an agent working under a broker, the partnership is usually opened in your brokerage’s name: in many US states and Canadian provinces, compensation for a licensee goes through their brokerage. Check with your managing or designated broker before you apply.
The revenue share is paid on a software subscription. It is never tied to a sale, a lease, a commission on a transaction, a closing or a mortgage. Mortgage lenders, mortgage brokers, loan officers and title or escrow providers are not eligible for the revenue share (in the United States, RESPA).
Disclose the referral to your client where your rules require it. Where a revenue share is not allowed, or you prefer not to take one, tell us in your application or at any time afterwards: your brokerage is then paid nothing, and your client keeps the gift.
