When the notice runs out, landlords need counsel.
Be listed where they look. Free.
When a landlord on Proprietio serves a notice and the cure period ends, the app shows the landlord-tenant attorneys listed for the property’s state or county. The landlord contacts you directly, with the case file already assembled.
Free both ways
The listing costs you nothing: no listing fee, no referral fee, no commission, no paid placement. Proprietio pays you nothing and charges you nothing, today or when a landlord hires you.
That is by design. A lawyer may not give anything of value for being recommended (ABA Model Rule 7.2(b) and its state versions, and the Law Society rules in Canada), so there is nothing to pay. The order of the list changes every day, and nobody can buy a better place in it.
We check your license on the state bar or Law Society lookup before you are listed. You can ask to be removed at any time by writing to hello@proprietio.com.
General information, not legal or ethics advice.
How landlords find you
One moment in the landlord’s work, the one where a lawyer is the next step.
The landlord serves a notice
Pay or quit, cure or quit, notice to vacate: the landlord prepares it in Proprietio and records when and how it was served.
The cure period ends
On that notice, the app shows the vetted landlord-tenant attorneys listed for the property’s state or county. The order rotates every day.
The landlord contacts you
Directly, by the email or phone on your listing. We send nothing on your behalf and take no part in the engagement.
The landlord arrives with an eviction packet
One ZIP the landlord downloads from the notice and can send you, so the first call is about the case, not about finding papers.
A document the landlord does not have on file is listed as missing in the summary, so you know what to ask for.
- A one-page case summary: the tenant, the property, what is owed, the notice, how and when it was served, and the estimated end of the cure period
- The notice as generated
- The proof of mailing, when the notice went by certified mail
- The lease on file
- The tenant’s statement of account, from the start of the lease to today
If you are hired: the case, through a secure link
The landlord can invite you to the case. No account to create, no seat, no fee.
See the case and the packet
The link opens that one case: its timeline, its documents and the eviction packet.
Add documents and notes
The filing, the hearing notice, the judgment: add them to the case and the landlord has them.
Update the status and hearing date
Filed, hearing set, judgment, closed, along with the court, the case number and the dates.
The landlord sees each change
Every update lands on the case timeline and the landlord gets an email. The landlord can close the link at any time.

Deductions the tenant contests.
Commercial leases
Defaults and disputes on commercial tenancies.
