Section 8 landlords

Section 8 landlord software: two payers, one ledger. Every deadline the housing authority sets.

Renting to Housing Choice Voucher tenants means two payments for one rent, inspections with cure clocks, and a rent increase that only counts if the housing authority hears about it 60 days ahead. Proprietio keeps all of it in one place — free for your first five voucher units.

The voucher paperwork, handled

Landlords leave the program over paperwork, not tenants. Voucher Desk puts every split, form and clock next to the lease it belongs to.

One invoice, two payers

Each month's rent shows the tenant portion and the HAP side by side. The tenant portal shows and collects only the tenant's share — never the housing authority's.

HAP deposits reconciled

Record the monthly deposit, list or paste the remittance lines, attach the advice PDF, and match each line to its rent invoice. The books post themselves.

HAP contract & RFTA

Housing authority contact, contract dates, contract rent, tenant portion, HAP amount, utility allowance, recertification date and the RFTA (HUD-52517) status — per lease.

Rent increase packet, 60 days ahead

The HAP contract wants written notice to the housing authority 60 days before a new rent; a notice to the tenant alone does not count. Generate the packet with your comparables and get reminded before the deadline.

HQS → NSPIRE-V inspections

Your authority's standard and switch date, a pre-inspection checklist, and cure clocks on every deficiency: 24 hours for life-threatening items, 30 days for the rest.

Abatement tracking

If the authority withholds HAP, see how many days it has run and what was withheld. The tenant does not owe it and cannot be evicted for it — Voucher Desk never bills it to them.

Source-of-income reminders

Where state or local law protects renters' source of income, a reminder appears in your listing, screening and application screens.

Landlord incentives on the books

Signing bonuses, additional-unit bonuses and damage funds from your housing authority, recorded against the unit they came with.

Everything else a landlord needs

Leases, online rent, maintenance, accounting and the tenant portal come with your Proprietio plan — Voucher Desk is the voucher layer on top.

Honest about what it is not

No direct connection to housing authority systems — they publish no public APIs. You record deposits and send packets yourself; we keep the record and the clock.
Not a LIHTC or HUD compliance system of record. Voucher Desk is for landlords renting to voucher tenants, not for tax-credit or HUD-subsidized property compliance.
Deadlines and source-of-income reminders summarize federal rules and common practice; your HAP contract and your housing authority's administrative plan govern. Not legal advice.

Questions landlords ask

How does one invoice with two payers work?

Each month's rent invoice carries the whole contract rent. The housing authority's HAP is recorded as its payment and the rest is the tenant's. The tenant portal shows and collects only the tenant portion, and late fees count only the tenant portion.

How do I reconcile the monthly HAP deposit?

Record the deposit, paste or type the remittance lines, attach the advice PDF and match each line to its rent invoice. A match records the housing authority payment, settles the invoice and posts to the books like a manual check. Each line can post only once.

How much notice does a Section 8 rent increase need?

The HAP contract asks for written notice to the housing authority 60 days before the new rent; a notice to the tenant alone does not count. Voucher Desk builds the packet with your comparables for rent reasonableness and reminds you before the deadline. Not legal advice: your HAP contract and your housing authority govern.

What clocks does a failed inspection start?

24 hours for life-threatening deficiencies and 30 days for the rest. Voucher Desk keeps your authority's standard (HQS or NSPIRE-V) and its switch date, a pre-inspection checklist, and, if HAP is abated, the days it has run and the amount withheld.

Do I need a separate plan?

No. Voucher Desk is an add-on to any Proprietio property-management plan, from Lite. Leases, online rent, maintenance, accounting and the tenant portal come with the plan.
