Marina management software with one price and real books.
Slips, moorings and dry stack. Per-foot slip agreements, the waitlist, fuel dock and ship store charges, metered shore power and the launch queue — all posting to a real general ledger, not an export file. Fuel, store and electric are included, not sold as extra modules.

The whole marina, from the fuel dock to the general ledger
Built around boats, not apartments: length, beam and draft; seasons and transients; storms and liens.
Slips, moorings & dry stack
Every space carries its length, beam and draft limits. Assign a boat and the fit check flags what does not fit — including a draft nobody recorded.
Vessel registry
Name, LOA, beam, draft, state registration and USCG documentation number, co-owners, lienholder, and the certificate of insurance. Boaters are emailed 30 and 7 days before insurance or registration lapses.
Per-foot slip agreements
Annual, seasonal, monthly or transient by the night or week, priced per foot of LOA with a slip minimum, deposits, and up-front or monthly billing.
Waitlists that move
A waitlist per size class, with deposits and offer deadlines. Free a slip and the next boat that actually fits gets the offer by email; an unanswered offer expires on its own.
Fuel dock & ship store
Charge gallons of diesel or a bag of ice to the boater's account with the right tax — it lands on their statement and in your books.
Metered shore power
Enter the meter reading; the kWh since the last read are billed to the boat in the slip. A reading that goes backwards is refused, never billed.
Launch queue
Dry-stack boaters request a launch or a haul from their phone. The yard works one queue, in order.
Hurricane plan
Set the port condition and work the checklist. See which boats have not said whether they are leaving, hauling out or staying secured.
Vessel liens
State checklists for Florida, California and Texas (Michigan in review): owner and lienholder notices, filings and waiting periods, gated step by step.
A real general ledger
Slip fees, deposits, fuel, store and electric post double-entry as they happen. Aging, statements and year-end close without re-keying into another system.
Boater portal
Boaters pay online, download their statement, see their slip agreement, request a launch, and upload their certificate of insurance — in English, Spanish or French.
One price instead of a stack of modules
| Proprietio | Module-priced marina platforms | |
|---|---|---|
| Fuel dock, ship store, metered electric | Included on every plan | Often a separate module, each priced on its own |
| Accounting | Double-entry general ledger inside | Often an export to a separate accounting system |
| Pricing | Published per-slip price, monthly or annual | Per-module fees, sometimes on top of a revenue share |
| Vessel liens | State checklists with gated steps | Usually a binder and a lawyer |

Questions marinas ask
Is the fuel dock a point of sale?
No. Fuel and ship-store sales are charged to a boater’s account with the right sales tax, land on their statement and post to your books. There is no register, inventory count or barcode scanner — keep your POS for walk-in sales.
Can boaters book transient nights online?
They book with you directly; you enter the stay as a transient agreement priced per foot per night. Booking channels such as Snag-A-Slip or Marinalife are not connected yet.
Is the vessel-lien workflow legal advice?
No. It is a checklist built from each state’s statute (Florida, California and Texas; Michigan is still under review) that keeps every step and date on record. Have your counsel confirm the notices and waiting periods before any sale.
How do slip counts and prices work?
Lite is one flat price up to 100 slips or racks. Pro and Enterprise are billed per slip over a monthly minimum. A slip you mark out of service is not counted. Every feature on this page is on every plan.
Can I bring my boaters, boats and agreements over?
Yes — import slips, boats and slip agreements from CSV files (templates included); agreements create their invoices and ledger entries the same way as signing one in the app.
