Stessa for Property Managers: What Works and What Doesn't

Stessa is a finance tracker, not a PM platform. Where it shines for owner-operators, where it breaks the moment you manage for others.

Stessa wins for owner-operators tracking 1–50 doors as personal investments. It does not win as a property management platform — the moment you collect rent for someone else or need real PM workflow, Stessa is the wrong layer of the stack. This isn't a "is Stessa good" review. It's a clear line between where Stessa earns its place and where calling it "property management software" sets you up to outgrow it badly.

That gap is not a bug — Stessa is a different category. It's a finance tracker with property-context features. It's not pricing-per-door because it isn't doing per-door work.

The fee categories most operators don't see coming:

  • Stessa Cash Management. The "bank" account is the monetization mechanism. Interest spread and interchange are the real revenue model — that's fine, just know it.
  • Rent collection. Stessa offers rent collection on paid tiers. It works, but the tenant UX and reliability are not the same as a dedicated PM platform's payment rail.

Trust accounting

This isn't a weakness — it's a category line. Stessa is not built to hold money on behalf of third-party owners. No three-way reconciliation, no owner draw workflow, no audit trail that a state regulator would recognize as PM trust accounting.
